The Limoneira Company has a long history of real estate development in the community. In the 1920s the Limoneira office building was constructed on 10th Street, and the Teague-McKevett building was also built. Both buildings survive and provide a history of early twentieth century architectural styles.

It was also in the 1920s that the McKevett Heights subdivision was created. This development also remains and provides an excellent example of a diversity of architectural styles as well as a graceful street layout. Many visitors to Santa Paula compliment this beautiful neighborhood, and it provides am excellent example of the heritage that will be drawn upon for the new Santa Paula residential development. The Limoneira Company also constructed the Blanchard subdivision in the 1960s, the Hillsborough neighborhood in the 1980s, and Vista Pointe in the 1990s.

In 2005 Limoneira acquired the property at the corner of Hallock Drive and Highway 126. This property had fallen into disrepair and was an eyesore at the eastern entrance to Santa Paula. At considerable investment, Limoneira purchased the property and undertook substantial improvements to transform the property into what is now the Limoneira Mercantile with service and retail amenities.
